We invite you to invest in the loan refinancing project of the ecological mixed farm operating in the Kaišiadori district since 2020. The farm specializes in beef cattle breeding and crop production, manages 74.34 ha of land, of which 20 ha is owned.
The client has been cooperating with InSoil since 2022. Three loan agreements were concluded during this period. This project aims to refinance two existing loans with a total amount due of EUR 118,548.21, including EUR 99,846.10 of unpaid principal.
Despite the financial challenges of recent years, we see positive signs of economic development. Revenue increased from EUR 64,936 to EUR 87,631, or almost 35 percent, and the asset base increased from EUR 144,673 to EUR 483,320. This shows that the farm expanded its activities and invested in production capacity, although financial obligations also increased at the same time.
The client's financial difficulties were caused by increased costs of fuel, wages and feed preparation, as well as crop damage caused by a strong storm. Due to these circumstances, the pressure on the working capital of the farm increased and it became difficult to carry out loan payments according to the previous schedules.
We see an opportunity to stabilize the client's financial situation by refinancing existing obligations for a longer period. This would make it possible to reduce the burden of periodic contributions, better match payments with seasonal farm income and allow for a gradual restoration of solvency.
A plot of agricultural land and a John Deere combine are expected to be pledged to secure the loan. This asset would provide investors with an additional opportunity to recover the debt if the client defaulted.
When evaluating the project, we take into account the fact that the client carries out real agricultural activities, has an organic farming certificate, owns land, agricultural machinery and has increased farm income. Although the current financial situation remains difficult, we see a reason to seek its stabilization by adapting the loan repayment terms to the business cycle.
We invite you to invest in this refinancing project, the purpose of which is to preserve the income generation capabilities of the operating farm, to create more realistic conditions for the client to fulfill financial obligations and to ensure the interests of investors with pledged assets.
Refinancing does not eliminate the risk associated with the client's financial situation, but it provides an opportunity to manage it in order to consistently repay the loan from the income of future economic activities.
