Payment schedule
The farm has been operating since early 2016, when it was purchased from an acquaintance of the owner with a mortgage loan, which has since been fully repaid. The business currently operates a total of approximately 95 hectares, consisting of 10 hectares of owned land, 25 hectares used under documented lease agreements, and an additional 60 hectares used under verbal lease arrangements. The available land supports both crop production and livestock farming, creating a complementary agricultural business model.

The current crop structure includes 20 hectares of grassland, 20 hectares of corn, 25 hectares of cereal mixture, 10 hectares of barley, 10 hectares of triticale, 6 hectares of soybean, and 4 hectares of wheat. A significant part of the production is used to provide feed for the livestock, which helps reduce external feed purchases and supports better control over operating costs. The farm currently keeps 45 dairy cows, 15 heifers, and 25 calves, and plans to continue developing this area of production.

The farm is run as a family business. The owner is supported by his parents and siblings, and no external employees are hired, which keeps labor costs low and ensures flexibility in managing day-to-day operations.

The development plan is based on expanding dairy cattle breeding and beef cattle fattening, together with increasing crop production. This approach will allow the business to grow production capacity in a controlled manner while making use of its existing land, buildings, and experience. Increasing the share of owned land is a key element of this strategy, as it will strengthen the farm’s operating base and reduce dependence on lease arrangements, particularly those that are not formally documented.

The financing will be used to purchase agricultural land and to refinance a more expensive existing liability. Acquiring additional land will increase the owned agricultural area, improve the stability of the farm’s operations, and create new opportunities for future development. Refinancing the existing obligation on more favorable terms will reduce financing costs, improve the farm’s cash flow, and free up additional funds for operating needs and further investment. Through its combination of owned and leased land, diversified crop production, dairy cattle breeding, a family-based workforce, and a clearly defined development plan, the farm has a solid foundation for gradual and sustainable growth.
